Kahibah is one of the older suburbs on the ridge between Charlestown and the ocean, with narrow streets, mature trees and genuine fibro, weatherboard and early tile stock. Lake Macquarie Roof Restoration connects you with experienced, insured local roofers who work Kahibah.
What the roofs here are up against
Kahibah is close enough to the ocean to get salt on the roof regularly, and the suburb is old enough that a lot of those roofs are on their original coating or their original mortar. Early concrete tile, terracotta on the older houses and galvanised steel on the fibro cottages are all represented, and each wants a different approach.
The trees are the other half of it. Established canopy over narrow streets means roofs here stay damp long after rain, and shaded south-facing slopes grow moss and lichen as a matter of course. Leaf litter fills valleys and gutters every autumn, and a dammed valley pushes water sideways under the tiles rather than down to the gutter.
Common roof jobs in Kahibah
- Moss and lichen on shaded slopes under mature canopy
- Failed cement pointing on early tile roofs
- Rust at laps and fasteners on old galvanised sheeting
- Leaf litter damming valleys and rusting valley irons
- Fretting on concrete tiles that have lost their surface
How a restoration runs on an older Kahibah roof
Step one is a proper look, because on a roof this age the question is whether the tiles or sheets are worth keeping. If they are, the sequence is a roof cleaning to strip moss, lichen and salt, tile replacement and roof repointing where the mortar has gone, then sealer and two coats of membrane in roof painting.
If the roof is asbestos cement rather than tile or steel, and plenty of pre-1990 fibro cottages are, it stops there. That work goes to a licensed asbestos removalist and is never cleaned, cut or coated.
What it costs
Guide pricing: a full restoration between $4,500 and $9,500 on an average home, repointing alone $2,000 to $3,500, and a clean from $400 to $900. Narrow streets and tight access can add a little on the setup. The cost guide explains the variables.

Frequently asked questions
Why does the back of my roof look worse than the front?
Because it probably faces south. The southern slope gets less sun, dries more slowly and grows moss and lichen first. On a treed street like most of Kahibah's, that effect is stronger again.
Can an old terracotta roof be restored?
Repairs, repointing and cleaning, yes. Coating is a different question, because glazed terracotta generally should not be painted at all. A roofer will tell you what your tiles actually are once they are up there.
Is it worth clearing the valleys separately from a restoration?
If the roof is otherwise sound, clearing valleys and gutters is cheap insurance and worth doing on its own every year or two on a treed block. If the roof needs work anyway, get it done as part of the job while the access gear is already up.
