LAKE MACQUARIERoof Restoration

Metal roof restoration in Lake Macquarie

Updated October 2026

Metal roofs last a long time here, but they do not last forever untouched. Salt air dulls the finish, fasteners corrode, and old galvanised sheeting eventually rusts through at the laps and screw lines. Metal roof restoration brings a sound metal roof back for a fraction of what replacement costs, and the earlier it happens, the more of the roof can be saved.

We are a referral service. Tell us what the roof is doing and we connect you with one of the experienced, insured local roofers we work with for a free quote.

Lake Macquarie roofs get salt from two directions

This is the page where that matters most, so it is worth being plain about it. The ocean is on one side of this council area, and the lake itself is salt water, open to the sea through the permanently open, trained entrance at Swansea, with real tidal exchange across all 114 square kilometres of it. A writer looking at a map assumes a lake means fresh water and sheltered air. It does not here. Lakefront streets carry a marine salt load, the same as beachfront streets do.

For a metal roof that is the whole story. Salt is what takes the coating off, pits the flashings and eats the fasteners, and it works hardest on the parts of a roof that rain never rinses: under laps, behind the ridge, in the valleys and on the sheltered southern slopes. On the Belmont peninsula the situation is at its most extreme, because that strip has the ocean on one side and the lake on the other and no roof on it is more than a short walk from salt water.

What metal roof restoration involves

Done properly, that process gives an older Colorbond or galvanised roof another decade or more of service.

Where the metal roofs are

Mid-century fibro cottages with metal roofs are the backbone of this market, and they run through the Belmont peninsula and the ocean strip at Belmont South, Blacksmiths and Swansea, through the old lakeside villages, and through the former coal towns on the western side at Edgeworth and West Wallsend, where the miners' cottages and post-war fibro stock are the oldest in the council area.

Those roofs are often on their original thin-gauge galvanised sheeting or an early Colorbond that has long since chalked. Many are restorable. Some are not, and an honest look is the only way to know.

Older corrugated roofs are not always metal. Asbestos cement sheeting was common before 1990 on exactly this kind of house, and it is never cleaned, coated or cut by a roofer. It goes to a licensed asbestos removalist.

What it costs

Guide pricing only. Repainting a sound metal roof in NSW typically runs $28 to $50 per square metre, which puts many single-storey homes in the $3,500 to $7,000 range for clean, prep and two coats. Rust treatment, screw replacement and sheet replacement add to that, and badly corroded roofs are sometimes better replaced than restored. A roofer will tell you which side of the line yours is on after an inspection. Broader numbers are in our roof restoration cost guide.

Restore or replace

Restoration makes sense when the sheets are structurally sound and the problem is cosmetic or surface-level. Replacement makes sense when rust has eaten through sheets, when laps have failed across large areas, or when the roof is thin-gauge galvanised at the end of its life. An honest assessment matters more here than on any other roof job, because paint over structural rust fails fast and wastes the whole spend. The roofers we work with quote both options when it is genuinely line-ball.

Safety and licensing

Metal roofs are slippery when damp and dangerously hot in summer, and the work involves edges, power leads and chemicals. The roofers we work with carry height-safety equipment and insurance. In NSW, residential building work over $5,000 including GST and materials requires a licensed contractor, and a full metal roof restoration usually crosses that threshold, so expect to see a licence number on the quote.

Frequently asked questions

Can a rusty roof be painted?

Surface rust can be treated, converted and painted over successfully. Rust that has pitted or perforated the sheet cannot, and those sheets need replacing first. The inspection sorts one from the other.

Is Colorbond worth restoring, or only old galvanised roofs?

Both. Faded or chalking Colorbond takes a new membrane coating well and the result lasts. Old galvanised roofs are restorable too when the sheeting is sound, and restoration is far cheaper than a rip-and-replace.

My house is on the lake, not the ocean. Does salt really affect it?

Yes, and this is the most common misunderstanding around here. The lake is salt water with a permanently open entrance to the sea at Swansea, so the air over it carries salt. A lakefront metal roof corrodes at a coastal rate, not an inland one, and it should be prepared and coated accordingly.

How long does a restored metal roof last?

A properly prepared and coated metal roof typically gives 10 to 15 years before it needs attention again, a little less in front-row positions on the ocean or the lake.

Will the roofer replace the gutters at the same time?

Often, yes, and it is worth doing together because gutters on an ageing metal roof are usually the same age as the roof. See gutter replacement. Gutter and downpipe work connected to stormwater is licensed plumbing work in NSW, so make sure the quote shows a plumbing licence.
