Roof cleaning in Lake Macquarie
Updated October 2026
If your roof has gone dark, patchy or green, it is not just dirt. Moss, lichen and algae hold moisture against the tiles, break down coatings and slowly shorten the life of the roof. Roof cleaning restores the look of the house in a day and, more importantly, stops that growth doing structural damage.
We are a referral service, not a cleaning company. Tell us about the roof and we connect you with one of the experienced, insured local roofers we work with, who will quote the job free.
What professional roof cleaning involves
- A walk-over inspection first, because pressure cleaning a roof with cracked tiles or failed pointing pushes water straight into the ceiling
- High-pressure cleaning with roof-specific equipment, worked from ridge down so water sheds the way the roof is designed to
- Treatment for moss and lichen so the growth dies at the root rather than returning in a season
- Valleys cleared of leaf litter, and gutters and downpipes cleared of the sludge the clean washes down
Asbestos cement (fibro) roofs are never pressure cleaned. If a roof might be asbestos cement, the roofer will stop and recommend testing, and any work on it goes to a licensed asbestos removalist.
Metal roofs are cleaned at lower pressure with the right chemicals, because high pressure can damage older coatings on Colorbond and galvanised steel.
Why roofs here go green on one side
Two local patterns do most of the work. The first is shade and tree litter. Heavily treed lots on the western lake, around Rathmines, Coal Point and Wangi Wangi, and the mature street trees on the older eastern ridge streets, keep roofs damp for days after rain and drop litter into valleys and gutters every season. The south-facing slope of almost every roof gets less sun, which is why lichen nearly always shows up there first.
The second is the state of the tile underneath. Concrete tile from the 1950s to the 1970s that lost its original surface decades ago is a sponge, and a porous surface is exactly what lichen needs to grip. Add the salt that reaches most of this council area from the ocean on one side and the saltwater lake through the middle, which etches the tile surface and gives growth a better footing, and a thirty-year-old uncoated roof here never really stood a chance.
What roof cleaning costs
Guide pricing only. A pressure-clean-only visit on an average single-storey home typically runs $400 to $900, with larger, steeper or two-storey roofs sitting higher, often up to around $1,500. Moss treatment, gutter clearing and minor repairs add to that. If you are cleaning the roof as step one of repainting or restoring it, get the whole package quoted at once, because it is cheaper than booking each trade separately. The numbers are in our roof restoration cost guide.
A warning about cleaning old roofs
Cleaning strips everything off the tile, including whatever remained of the original coating. A badly weathered roof can look blotchy after a clean, which is why roofers often recommend cleaning as preparation for roof painting rather than as a stand-alone cosmetic fix on an old roof. A good local roofer will tell you honestly which situation yours is before you spend the money.
Safety and licensing
A wet tile roof is one of the most dangerous places a person can stand. The roofers we work with use harnesses and edge protection and carry insurance for working at heights, which is exactly why this is not a job for a homeowner with a ladder and a pressure washer. Cleaning on its own usually sits under the NSW $5,000 licensed-contractor threshold, but once it is bundled with repairs or coating, the whole job generally needs a licensed contractor, and the roofers we work with are licensed where the work requires it.

Frequently asked questions
How often should a roof around the lake be cleaned?
Most local roofs benefit from a clean every 3 to 5 years. Homes under heavy tree cover on the western lake or on the treed eastern ridge streets may need it more often, and so do positions close to the water, where salt and shade both speed up regrowth.
Will pressure cleaning damage my tiles?
Not when it is done with the right equipment and technique on a sound roof. The risk comes from cleaning over cracked tiles or failed pointing, which is why a proper inspection comes first.
Does roof cleaning get rid of lichen permanently?
Cleaning removes it, and a biocide treatment slows it coming back, but nothing stops regrowth forever on a bare, porous tile. Sealing or coating the roof after cleaning is what keeps lichen away long term.
Does a clean get the salt off as well?
A proper wash does, and that is a real part of the value here rather than a sales line. Salt sits in the porous surface of an old tile and under the laps of a metal roof, and it has to come off before any sealer or coating goes on, or the coating will not bond.
Can I clean the roof myself?
We would not recommend it. Wet tiles are treacherous, domestic pressure washers drive water under tiles, and a fall from a single-storey roof is life-changing. The quote for a professional clean is small against that risk.
