What roof restoration costs around the lake
A full restoration (clean, repairs, repointing and a membrane coating) typically lands between $4,500 and $9,500 for an average home here, with smaller jobs like repointing alone or a pressure clean costing much less. Every roof is different, so treat those as guide numbers and get a real price on your own roof. The full breakdown, including what moves the price up or down, is in our roof restoration cost guide.
Lake Macquarie roofs get salt from two directions
This is the thing a roofer from out of town gets wrong. The ocean is on one side, and the lake itself is salt water, open to the sea through the trained entrance at Swansea, with real tidal exchange across all 114 square kilometres of it. So lakefront streets are not sheltered from salt the way an inland lake would be. Salt is what takes the coating off a metal roof, pits the flashings and the fasteners, and gets under the bedding on a tile roof. It is the reason a restoration that would last fifteen years inland gets asked for sooner here.
A lot of the population here lives within a kilometre or two of the ocean or the lake, which means a great many roofs in this council area are working in a marine environment whether the owner thinks of them that way or not.
Where we cover
This site covers the Lake Macquarie City Council area, which runs from Charlestown, Kahibah and the Cardiff corridor in the north, down the Belmont peninsula to Swansea and Caves Beach, around the western lake through Toronto and Wangi Wangi, and south to Morisset, Cooranbong and Wyee. Pick your suburb on the form and the job goes to a roofer who actually works that end of the lake, because the drive from Charlestown to Wyee is a long one and nobody wants a quote from someone who will not come back.
Why roofs here age the way they do
Three things do the damage, and they land differently depending on where you are.
- Salt. Heaviest on the ocean strip from Redhead down to Caves Beach and on the lakefront, and it reaches a long way inland on a sea breeze.
- Age of the roof. The eastern ridge, the Cardiff and Glendale corridor and the old lakeside and mining villages hold a lot of tile from the 1950s to the 1970s, still carrying its original rigid cement ridge mortar, plus mid-century fibro cottages with metal roofs that are well past their first coating. Cement pointing from that era was always going to crack after forty-plus summers of expansion and contraction.
- Shade and tree litter. Heavily treed lots on the western lake and the eastern ridge keep south-facing tiles damp, which is where moss and lichen take hold first, and fill gutters and valleys with leaf litter every season.
Not everywhere is old. Cameron Park, Wyee and the newer estates around Cooranbong have modern roofs with years left in them, and anyone quoting a restoration on a house that age should be asked what they actually found up there.
Some roofs of the pre-1990 era are asbestos cement rather than tile or steel. Those are referred to licensed asbestos removalists, and are never pressure cleaned, cut or coated.
How this service works
We are a local referral service, not a roofing company. You tell us what the roof needs, and we pass the job to one of the experienced, insured local roofers we work with, who quotes it free and deals with you directly from there. In NSW, residential building work over $5,000 including GST and materials must be done by a licensed contractor, and the roofers we work with are licensed where the work requires it. Any licence number can be checked on the NSW Fair Trading register before you accept a quote.
