Boolaroo is a small established suburb at the top of the lake beside Speers Point and Glendale, with mostly modest post-war housing on standard blocks. Lake Macquarie Roof Restoration connects you with experienced, insured local roofers who work Boolaroo.
What the roofs here need
Boolaroo roofs are the familiar post-war mix: tile on original rigid cement pointing, fibro and brick houses with older metal roofs, and the occasional later rebuild. At this age the ridge mortar has cracked, concrete tiles have lost the surface they left the factory with, and metal roofs are chalked and weeping at the fasteners.
The top of the lake is still salt water, so the flashings, valley irons and gutters corrode faster than they would well inland. Nothing exotic, just a steady list of jobs that a roof of this age and position reliably produces.
Common roof jobs in Boolaroo
- Cracked and missing ridge mortar on post-war tile
- Fretting and surface loss on uncoated concrete tile
- Rust at laps and screw lines on older metal roofs
- Corroded valley irons and tired gutter runs
- Lichen on shaded slopes and under street trees
Repairs, or the whole roof
Start with what is actually leaking. Tile roof repairs and roof repointing deal with the usual culprits for a modest spend, and on a roof with sound tiles that is the end of the story for another fifteen years.
Where the tiles are fretted and porous, a clean and a coating is what stops the deterioration, and that is when a full restoration starts to pay for itself. Get both priced so you can see the gap rather than guessing at it.
What it costs
Guide pricing: small repairs are usually a minimum callout plus materials, repointing $2,000 to $3,500, a clean $400 to $900, a full restoration $4,500 to $9,500 on an average home. See the cost guide.

Frequently asked questions
Is a modest house worth a full restoration?
Only if the roof needs it. On a sound roof, repairs and repointing are the right spend and anybody pushing the full job should explain why. On a fretted roof, coating is protective rather than cosmetic and it does earn its place.
Can an old fibro house have its roof restored?
The roof, yes, if the sheeting is sound. The wall cladding is a separate question and pre-1990 fibro may be asbestos cement, which no roofer should cut, clean or coat. That goes to a licensed asbestos removalist.
Do I need the gutters done as well?
If they hold water after rain or show rust spots, yes, and it is cheaper done while the access gear is up. See gutter replacement.
